How to find us

If you are coming down the M5 then you follow the signs for Torquay via the A380 using the newly opened ‘South Devon Highway’ that has removed the congestion around Newton Abbott. If you want an easy route to us then once on the new road switch off your sat nav and follow the signs to Torquay. As you enter Torquay follow signs for the seafront ignoring any Cockington signs. At the seafront turn right towards Paignton, after about half a mile at Livermead turn right signposted to Cockington. Go under the railway bridge and ‘straight over’  the two mini roundabouts. Then follow the windy country lane (Cockington Lane) for about half a mile and you will find us as you enter the village, second property on the left.

If you want a scenic route in to Torquay we recommend you exit the A380 at the turning for Teignmouth (B3192 then A379) and come along the coast via Shaldon, Maidencombe and Babbacombe. Head towards Torquay harbour and seafront then towards Paignton. After the Grand Hotel then Livermead House Hotel at Livermead turn next right signposted to Cockington.Go under the railway bridge and ‘straight over’ the two mini roundabouts. If you have SatNav and want the sense of security of being told where to go, then it will probably take you on a route taking the first exit at a roundabout off the A380 signposted to Preston, then first left down the Old Totnes Road. (The Old Totnes Road is narrow and mostly single track so beware!). The whole village is one post code so in the village centre turn right down Cockington Lane towards the seafront (we have a Brown Tourist sign directing you in the village centre) and we are approx 300 yards on the RHS.

If you are coming from the SW on the A38 then follow your sat nav or turn off at the Paignton junction and head for Totnes and then Paignton. Watch out for a hidden left turn to Berry Pomeroy half a mile outside Totnes and follow this road to Marldon and then straight across the A380 Preston Down roundabout—this will save you time and it’s a nice drive.

/If you miss the turn then carry on until you meet the next major cross roads with the A380 and turn left heading for Torquay/Newton Abbot. Turn right at the Preston Down roundabout (look out for the Occombe Farm brown tourist sign)/

On the Preston Down Road turn left after 200 yards down the Old Totnes Road (not signed) at Occombe Farm (there is no sign post to Cockington and The Old Totnes Road is narrow and mostly single track so beware!) In the village centre — turn right as directed by the Brown Tourist sign down Cockington Lane and we are approx 300 yards on the RHS.
